If you’re moving to Richmond, Virginia and trying to figure out where families are actually moving right now… you’re definitely not alone.
One thing I see all the time as a Richmond realtor is people starting their home search thinking they want one thing — and then completely changing direction once they truly get to know the area.
Because choosing where to live in Richmond is about so much more than just the house itself.

As both a local Richmond realtor and a mom, I wanted to break down some of the most popular areas I’m seeing families gravitate toward right now — and why.
Not just based on stats or school ratings.
But based on real-life lifestyle fit.
Midlothian continues to be one of the biggest draws for families relocating to the Richmond area.
A lot of buyers moving here are looking for:
And Midlothian checks a lot of those boxes.
Many of the neighborhoods here are designed with families in mind, so you’ll find community pools, walking trails, planned developments, and homes with more square footage than buyers might find closer to the city.
A lot of people also feel like they get more value for their money here compared to some areas closer into Richmond.
That said, one thing that surprises buyers is how spread out parts of Midlothian can feel. Depending on where you buy, errands and commutes can definitely add up.
For some families, that extra space is absolutely worth it.
For others, they realize they want something a little more connected or central.
Bon Air has become incredibly popular with families wanting a neighborhood that feels cozy, established, and full of character.
People are drawn to:
Bon Air tends to attract buyers who want personality over “cookie-cutter.”
It feels a little slower paced while still being convenient to the city, which is a huge plus for many families.
One thing I’ve noticed is that people who move to Bon Air often stay for a long time. There’s just something about the feel of the area that really sticks with people.
Short Pump remains one of the most popular areas for relocating families — especially those moving from out of state.
Why?
Convenience.
Everything is nearby:
For many families, Short Pump feels familiar and easy to settle into right away.
It’s especially appealing for buyers wanting newer construction homes or neighborhoods with lots of amenities.
Of course, there are trade-offs.
Traffic can feel busy, and home prices have definitely increased over the years. But for many families, the convenience factor outweighs those concerns.
Lakeside is one of those Richmond areas that surprises people in the best way.
It has a mix of:
A lot of younger families are drawn to Lakeside because it feels approachable while still having character.
It’s not trying too hard.
It just feels lived in and local.
For buyers who want charm without the price tag of some other highly competitive Richmond neighborhoods, Lakeside often becomes a serious contender.
The Near West End continues to be a huge draw for families wanting convenience and established neighborhoods.
People love:
It’s one of those areas that tends to stay consistently competitive because so many buyers want that balance of convenience and neighborhood feel.
Inventory can move quickly here, especially for updated homes in desirable pockets.
This is probably the most important advice I give buyers moving to Richmond:
Don’t just choose based on the house.
Choose based on how you want your life to feel.
Every Richmond-area neighborhood has a completely different rhythm.
