From one transplant to another

If you’re planning a move to Richmond and wondering what a $450K budget actually looks like right now… you’re not alone.
This is probably one of the biggest questions I get from families relocating here.
Because the truth is:
$450K can get you very different homes depending on where you’re looking.
In some areas, that budget gets you:
And in others?
The good news is that compared to many larger East Coast cities, Richmond still offers a lot of value — especially for families looking for more space and a better day-to-day lifestyle.
Here’s what I’m seeing around the Richmond area right now.
If your priority is:
…then Midlothian is still one of the most popular choices for families moving to the Richmond area.
At around $450K, you’ll typically find:
The tradeoff?
You’ll usually be farther from the city itself and give up some walkability and historic charm.
But for many families, the convenience and space are worth it.
Lakeside has become incredibly popular with buyers who want:
At this price point, homes can vary a LOT here.
You may find:
One thing buyers love about Lakeside is that it feels more “local Richmond” than a typical suburban development.

Bon Air is kind of the middle ground that many buyers end up loving.
It offers:
At this price point, buyers may find:
Bon Air tends to appeal to buyers who want a quieter lifestyle while still staying connected to Richmond.
In Glen Allen, $450K can still stretch fairly well depending on the neighborhood.
Buyers are often drawn here for:
At this price point, expect:
This area tends to work well for buyers who prioritize functionality and ease of living.
The biggest mistake I see buyers make when moving to Richmond is focusing ONLY on the house itself.
The better question is:
What kind of lifestyle do you want?
Because every area around Richmond feels different.
Some buyers care most about:
Others want:
Neither is wrong.
It just depends on what your day-to-day life looks like.
One of the reasons so many families continue relocating to Richmond is because there’s still flexibility here.
A $450K budget can look dramatically different depending on:
And honestly?
That’s part of what makes Richmond such an interesting market.
You can still find neighborhoods with personality, community feel, and relatively attainable pricing compared to many other metro areas.
If you’re trying to figure out:
…I’m always happy to help.
My approach is pretty simple:
real estate that feels a little less overwhelming and a lot more human.
