From one transplant to another
February 5, 2026

If you’re thinking about selling your home in Richmond this spring, February might be the most misunderstood month of the entire year.
Every year, I see the same pattern.
Sellers assume:
And this is where things quietly go wrong.
Let’s talk about what’s actually happening in the Richmond VA real estate market in February — and how smart sellers use this month strategically.
February feels like winter. It’s gray. It’s cold. It doesn’t scream “moving season.”
But here’s what’s happening behind the scenes:
Buyers who are shopping in February are not casual.
They’ve already been watching listings since January.
They’ve met with a lender.
They’re pre-approved.
They’re serious.
In Richmond, inventory is typically still lower in February compared to peak spring months. That means less competition for your home — and more attention from motivated buyers.
Waiting until March often means you’re entering a more crowded pool.
One of the biggest pricing mistakes Richmond sellers make in February is assuming:
“Let’s list high. Spring buyers will come.”
Here’s the reality:
Buyers in Richmond are educated. They’re watching Zillow. They’re tracking days on market. They know what homes in Short Pump, Midlothian, Bon Air, and The Fan are selling for.
If a home sits in February because it’s overpriced, it starts to develop a stigma — even before peak spring demand hits.
And by the time you adjust the price, new competition is coming on the market.
The homes that win in February are the ones that:
Strong start > price chasing later.
I hear this all the time:
“We’ll just wait until the market heats up.”
But here’s what many Richmond sellers don’t realize:
The spring market doesn’t magically begin in April.
It builds in February.
Serious buyers are already active. Corporate relocations are happening. Families trying to move before the next school year are starting their search.
By March and April, you’ll likely see:
February gives you the advantage of lower inventory while buyer demand is already waking up.
Instead of rushing to list — or waiting too long — strategic sellers use February as a preparation and positioning month.
They:
Whether you ultimately list in February, March, or April, the planning that happens now determines how smoothly things go later.
And that’s what I care about most for my clients — fewer surprises and less overwhelm.
It can be — but only if you approach it strategically.
If you’re even thinking about selling your Richmond home this spring, February isn’t “too early.”
It’s strategy season.
And the sellers who understand that tend to have the smoothest experience when it’s time to go live.
If you’d like to talk through what I’m seeing in your specific neighborhood — whether that’s in the city, Henrico, or Chesterfield — I’m always happy to have a low-pressure conversation.
