Many families tell me they’re waiting until mortgage rates drop before making a move.

But here’s what many people forget:
When rates eventually fall, more buyers typically enter the market.

One thing that’s become really clear this year is that Richmond families aren’t necessarily moving because they’re unhappy.
They’re moving because life changes.
Many families who bought starter homes a few years ago are now looking for:
Some are moving from Short Pump to Midlothian for more space.
Others are leaving smaller city homes for Bon Air, Lakeside, or the Near West End while staying close to everything they love about Richmond.
And many aren’t leaving their community at all—they’re simply upgrading within Chesterfield or Henrico to stay near schools, friends, and activities.
The biggest mistake isn’t buying too soon or waiting too long.
It’s making decisions based on fear instead of good information.
You don’t need to know exactly when you’ll move.
You don’t need to have your next house picked out.
And you definitely don’t need to wait until your current home feels impossible to live in.
