From one transplant to another
June 22, 2026

If you’ve spent any time in local Facebook groups, at a playground, or chatting with other parents at soccer practice, you’ve probably heard the same conversation happening over and over:
“We love our house… but we’re running out of space.”
Many Richmond-area families aren’t leaving because they dislike where they live. In fact, most are leaving neighborhoods they genuinely enjoyed. They’re simply entering a new season of life.
Kids get older. Commutes change. Storage disappears. Priorities shift.
As a Richmond Realtor who works with a lot of growing families, I’ve noticed some common patterns in where families are moving from—and where they’re choosing to go next.
Short Pump remains one of the most popular areas in the Richmond region for good reason.
Families love:
But over the last few years, many families who bought starter homes or townhomes in Short Pump have found themselves wanting a little more breathing room.
What they’re looking for now:
Where they’re going:
Many families discover they can often get more yard space and a larger home while still maintaining access to excellent schools and amenities.
The Fan and Museum District remain some of Richmond’s most beloved neighborhoods.
People are drawn to:
But once kids arrive—or once those kids start accumulating bikes, sports equipment, and seemingly endless belongings—many families begin looking for a little more practical space.
Common reasons for moving:
Where they’re going:
Many families want to maintain a sense of community and character while gaining larger homes and outdoor space.
A lot of families purchased homes between 2020 and 2022 when interest rates were historically low.
At the time, the goal was simple: get into a home.
Now those same homeowners often find themselves needing:
They’re not necessarily leaving Chesterfield altogether.
Instead, they’re often moving within Chesterfield to:
These moves allow families to stay close to schools, friends, and activities while upgrading their living situation.
If there is one neighborhood that seems to come up constantly in conversations with young families, it’s Lakeside.
Families are attracted to:
Lakeside often appeals to buyers who want something with more personality than a typical subdivision while still maintaining a family-friendly feel.
It’s become especially popular among families leaving the city who still want a neighborhood atmosphere and a relatively short commute.
Bon Air continues to be one of the areas families ask me about most.
Why?
It offers a unique combination of:
Many buyers describe Bon Air as feeling quieter than some busier suburban areas while still being incredibly convenient.
For families moving from the city or from smaller starter homes, Bon Air often checks a lot of boxes.
The biggest surprise is that most families aren’t moving because of schools, interest rates, or even home values.
They’re moving because life changed.
The most common reasons I hear are:
Whether it’s a new baby, a work-from-home setup, or simply outgrowing a starter home, space is often the biggest factor.
Many families start prioritizing things like:
Sometimes it’s not about square footage.
It’s about functionality.
A family may have enough room on paper but still feel cramped because the layout doesn’t support how they actually live.
The most successful moves happen before families reach a breaking point.
If you’ve started noticing that your current home feels a little tighter than it used to, you’re not alone.
Many Richmond-area families are making thoughtful moves to neighborhoods that better fit their current season of life.
And the good news is that exploring your options doesn’t mean you have to move tomorrow.
Sometimes it simply means understanding what’s possible.
Whether you’re considering Midlothian, Bon Air, Lakeside, the Near West End, or somewhere else entirely, having a plan can make the entire process feel much less overwhelming.
Because the goal isn’t just finding a bigger house.
It’s finding a home that fits the life you’re living now.
